How do I get my appraiser license?

Illinois offers three ranks of appraiser licensure: Associate, Certified Residential and Certified General Real Estate Appraiser. To obtain an appraisal license for the state of Illinois, you must:

  1. be at least 21 years old
  2. be a high school graduate or equivalent (G.E.D.)
  3. successfully complete the required classroom hours of state-approved appraisal licensure curricular (75 hours for Associate Real Estate Appraiser, 120 hours for Certified Residential Real Estate Appraiser, 180 hours for Certified General Real Estate Appraiser)
  4. pass the state of Illinois exam

About the Associate Appraiser
To be eligible for this license, candidates must complete 75 hours of pre-license coursework from an approved Illinois appraisal provider as follows: USPAP, 15 hours; basic real estate appraisal principles, 30 hours; basic appraisal procedures, 30 hours.

In addition to proof of successful completion of the coursework (original sealed school transcript), candidates must submit paperwork including the appraisal application and non-resident consent form (if applicant has listed an out-of-state address). These application materials can be found in the Illinois Real Estate Appraisers Program Candidate Handbook (pdf).

About the Certified Residential Appraiser
To be eligible for this license, candidates must complete 120 hours of pre-license coursework from an approved Illinois appraisal provider as follows: USPAP, 15 hours; basic real estate appraisal principles, 30 hours; basic appraisal procedures, 30 hours; appraisal approaches, 30 hours; appraisal statistics, valuation cores, finance, USPAP update and report writing, 15 hours.

In addition to proof of successful completion of the coursework (original sealed school transcript), candidates must submit paperwork including the appraisal application, non-resident consent form (if applicant has listed an out-of-state address), and the LOG-APP form (which documents evidence of obtaining 2,500 hours of appraisal experience during no fewer than 24 months). These application materials can be found in the Illinois Real Estate Appraisers Program Candidate Handbook.

About the Certified General Appraiser
To be eligible for this license, candidates must complete 180 hours of pre-license coursework from an approved Illinois appraisal provider as follows: USPAP, 15 hours; basic real estate appraisal principles, 30 hours; basic appraisal procedures, 30 hours; appraisal approaches, 30 hours; appraisal statistics, valuation cores, finance, USPAP update and report writing, 15 hours; market analysis and highest and best use, 15 hours; appraisal income approach, 15 hours; report writing, 15 hours; elective course, 15 hours.

In addition to proof of successful completion of the coursework (original sealed school transcript), candidates must submit paperwork including the appraisal application, non-resident consent form (if applicant has listed an out-of-state address), and the LOG-APP form (which documents evidence of obtaining 3,000 hours of appraisal experience during no fewer than 30 months). These application materials can be found in the Illinois Real Estate Appraisers Program Candidate Handbook (pdf).

Where can I find of list of pre-license providers?

Which states does Illinois have reciprocity for appraisal licenses?
Candidates applying for licensure on the basis of reciprocity need only take the Illinois State Supplemental examination. Documentation is required: the certification from each state of licensure. Visit Ill. Dept. of Financial and Professional Regulation for an updated list of states.

Taking the exam
As you prepare for the Illinois Real Estate Appraiser examination, it is wise to read Candidate Handbook to the Illinois Real Estate Appraisers Program, a step-by-step guide published by AMP, Inc. the state of Illinois’ authorized administrator for its real estate exams. Download the guide (pdf) free-of-charge. You can also reach AMP by calling 1-800-345-6559 or info@goAMP.com.

The guide provides detailed requirements for registering for the exam, how to schedule an exam appointment as well as a detailed outline of the contents of the text, sample exam questions, rules for the examination, as well as what happens after the exam.

Proctored testing is available at 12 AMP Assessment Center located throughout the state. The exam is administered by appointment only Monday through Friday at 9 a.m. and 1:30 p.m. Saturday testing will also be available in the Chicago area, Springfield and St. Louis. You will have 3˝ hours to complete the exam.

What if I fail the exam?
There is no limit to the number of times that you may take the examination. You simply can reregister for the exam by calling AMP, 1-800-345-6559 or www.goAMP.com.

Last step, obtaining your official real estate appraiser license
After you pass the Illinois Real Estate Appraiser exam you can apply for your real estate appraisal license from the Ill. Dept. of Financial and Professional Regulation, 217/782-3414.

What about continuing education?
Real estate appraisers are required by the state of Illinois to take 28 total hours of continuing education for each renewal (equivalent of 14 hours per year). At least 7 of those hours must be in a USPAP course. Contact the Ill. Dept. of Financial and Professional Regulation for details.

Do I have to renew my license every year?
Real estate appraisal licensees are required to apply for a license renewal every two years. Visit the Ill. Dept. of Financial and Professional Regulation for more information.
